Here are three great tips to maximize your home’s sale price.


The key to maximizing the value of your home when selling is proper preparation. It’s all about your home’s condition and how it shows when buyers tour it. The way your home presents itself to buyers is a critical part of the home-selling process. 


The experiences of your potential buyers when they view your home in person can determine whether you’ll sell in just a few days or have to do a price adjustment. Here are my three best home prep tips to help you sell your property for top dollar on the market:


1. Declutter and depersonalize the house. This doesn’t cost anything, but it requires some effort. The way you live in your property is not the way you want it to look when you sell. Move personal items, photos, knickknacks, and general clutter out of the house and into storage. The less stuff you have, the more a buyer can see themselves living in your home and the more space your property will appear to have.


2. Spend a nickel and get a dime back. I recommend doing low-cost repairs that bring in a big return. Full remodels won’t get your money back, but things like a fresh coat of paint or updating light fixtures bring value without breaking the bank.

3. Curb appeal. This is critical. Pull the weeds, put fresh mulch down, and add a fresh coat of paint to the front of the house. The first thing buyers will see online and in person is the front of your home, and making sure that curb appeal is top-notch will get you more traffic into your home.
