My Advice for Buyers for Navigating a Seller’s Market
Here are three strategies to help you find the perfect home in today’s competitive seller’s market:
1. Use an escalation clause. A well-written escalation clause protects you from overpaying and makes your offer more competitive.
You need an agent with the right tools, knowledge, and experience.
2. Have our lenders involved from the start. We always ask our preferred lender to reach out to the seller to ensure they understand you are a well-qualified buyer who can close quickly. That has a big impact on making your offer stand out.
3. Make sure you have an experienced and competent agent. There are a lot of agents out there to choose from, but making sure you have an agent who has the tools, knowledge, and experience to make sure your offer stands out is critical. We were recently working with a buyer who had lost out on four to five houses when working with another agent for about five months. They switched over to our team, and within two weeks we found them a home and wrote an offer that the seller was looking for.
