What is the best time of year to sell your house? That’s the most frequently asked question I receive as a real estate agent. So to come up with the most accurate answer, I did some research into crucial market data from the past 10 years.
First, I looked at when the largest number of sales are closing. Over the last decade, the busiest months for closings are May, June, July, and sometimes August. That’s key to know, but what’s more critical to understand is that 30 to 60 days before that is when people are buying homes because it takes that long to get to closing.
The second thing I looked into is when the most competition is hitting our real estate market. The largest number of homes are listed in April, May, and June. So sellers should know that those months are when you’re going to have the most competition. Remember, the average buyer is looking 8-10 weeks before they find the right house, so plan accordingly.
